Which sites are suitable?
First-class hotels and resorts, nature resorts, lake and bathing facilities, marinas, golf and leisure resorts, and private properties by the water or in exceptional natural settings.
How much space does NORDKUR need?
The module measures approx. 2.30 × 4.35 m. Depending on the site, additional space is needed for installation, guest access and service. The exact footprint is determined during the site assessment.
Which connections are required?
A high-capacity power connection within reach. The final rating is defined during technical design. The module itself needs no permanent water or wastewater installation. Guests should have a toilet (wc) nearby; a shower is ideal.
Does the site need natural water?
Natural water access is ideal. Otherwise, the site must offer a suitable way to cool down. The specific solution is evaluated as part of the site assessment.
Do we need a permit?
Every site is assessed separately. Permits depend on the country, municipality, property and existing use. NORDKUR provides the technical documentation and coordinates the review together with the location partner and local planners. Depending on country and property, the owner or operator must be involved in the permit process.
Partnership
How does the partnership model work?
The site contributes suitable space, infrastructure and access. In our core models, NORDKUR invests in the module and runs the operation. Alternative partnership models, for example with a revenue share, a fixed site fee or a tailored investment structure, are agreed individually for each site.
What costs do we incur?
In our core models, NORDKUR invests in the module. In alternative models, the module can also be co-financed with the partner. Site-related costs such as power connection, access or foundations are determined transparently during the site assessment.
Who operates the sauna?
In our core models, NORDKUR operates the sauna. If the location partner prefers a different model, we agree on it individually. Digital booking and access keep the effort on site low. As a service to your hotel guests, your team can handle the online booking, for example at reception.
Who takes care of cleaning?
Ideally your existing cleaning team. Cleaning and site-specific checks are defined together in the operating concept.
How long does the partnership run?
The term depends on the investment and operator model. Our aim is a long-term partnership, while keeping the site flexible and commercially sensible. Because NORDKUR is designed as a stand-alone module, it can in principle be dismantled or relocated if needed.
Will other properties nearby also get NORDKUR?
We don't place NORDKUR sites close together. Qualified partners can get territorial exclusivity. Its scope and radius depend on location, market potential and partnership model.
Operation
How long does it take until opening?
After a positive site assessment, we draw up a concrete schedule for permits, production, site preparation and installation. The duration depends largely on local approvals and the chosen design.
Does the sauna run in winter too?
NORDKUR is designed for year-round operation. The technical configuration is adapted to climate and site. Winter is when the interplay of heat and nature is at its strongest.
Can bookings be limited to our hotel guests?
Yes, this is possible and is agreed contractually. We recommend admitting external guests as well. This increases utilisation and brings additional visitors to your site.
Who handles maintenance?
NORDKUR handles maintenance. On-site visits are coordinated through the service concept.
What happens in case of a technical fault?
The system is prepared for remote monitoring and remote support. Many operating states and faults can be detected remotely and in some cases resolved. If an on-site visit is required, it is coordinated through the service concept.
Who is liable if something happens?
NORDKUR insures the use of the sauna and assumes liability.
